The rules for booking and hosting on ZipInns, in plain words.
What ZipInns is
ZipInns is an online marketplace where hosts list vacation rentals and guests book them. The rental agreement for a stay is between the host and the guest. ZipInns does not own, manage or inspect the listed homes, and is not a real estate broker or a travel agent.
Your account
You need to be at least 18 to open an account. Give your real name and an email you read, and keep your password to yourself: what happens under your login is on you. Before a booking or a first listing, ZipInns may ask you to confirm who you are with a photo of a government ID and a matching selfie, taken on Stripe Identity’s page.
Booking and payment
A stay’s price is the host’s nightly rate (and weekend rate, if set) times the nights, plus the host’s cleaning fee. The full total is shown before you pay. Payment is taken by Stripe; ZipInns never sees your card number.
A host is paid through their own Stripe account, the day after check-in, once they have set it up under Hosting, Payouts. Stripe collects the host’s bank details and identity.
With Instant book the card is charged when you book. With a request to book the card is only held: it is charged if the host accepts, and the hold is released if the host declines or does not answer within 72 hours. The dates are kept for you for 30 minutes while you pay.
ZipInns collects the payment on the host’s behalf and pays the host for each stay that goes ahead.
Cancellations and refunds
Every stay shows one of three cancellation policies, chosen by the host. If you cancel a confirmed stay, the refund follows that policy:
- Flexible: full refund up to 1 day before check-in.
- Moderate: full refund up to 5 days before check-in.
- Strict: full refund within 48 hours of booking if check-in is 14+ days away, half up to 7 days before.
If a host cancels a confirmed stay, the guest gets a full refund. Refunds go back to the card that paid.
Hosting
Listing a home is free. A host promises that the listing, photos, house rules and calendar are true and kept up to date, including calendars synced from other sites, and that they have the right to rent the home. Hosts are responsible for the permits, registrations, insurance, association rules and taxes that apply to their stays.
Staying
A guest keeps to the number of guests booked and the house rules of the stay, and leaves the home as they found it. A guest is responsible for damage they or their party cause.
Messages and RENA
Keep the conversation and the payment on ZipInns. Asking for or offering payment outside ZipInns, or sharing contact details to get around it, can close an account. RENA, the ZipInns assistant, answers in a conversation when the guest or the host asks her, from the stay’s listing and what has been written there. Her answers can be wrong; confirm anything that matters with the host.
Reviews
Reviews are written after a stay and have to be honest and about that stay. ZipInns may remove a review that breaks these terms.
What is not allowed
Fraud or false listings, discrimination against hosts or guests, harassment, parties where the house rules forbid them, using ZipInns for anything illegal, and copying the site or its listings by automated means. ZipInns may remove listings and close accounts that do any of these.
Liability
ZipInns is provided as it is. To the extent the law allows, ZipInns is not liable for the condition of a home, for what a host or guest does, or for losses that come from relying on a listing or on RENA’s answers. This does not take away rights the law gives you that cannot be waived.
Changes
When these terms change, the date above changes. Account holders get an email about any material change before it takes effect.
